General Description

Mercy Housing is looking for people who want to create a more humane world where poverty is alleviated, communities are healthy, and all people can develop their full potential. The Resident Services Coordinator II will facilitate and implement core programs as delegated by the program model. Collect and record data to measure program outcomes. Identify human and community service needs of residents. Develop strategies to link residents with needed services, including assistance in overcoming various barriers that might impede access to services. Build community partnerships that bring services and notice to the property; ambassador/advocate of the property, seeking volunteering, selling the brand. When other services are not available, may deliver direct services. Actively participate with other staff working toward resident stability.

Requirements

Education: Bachelor's degree in a related field preferred.

Experience: Two years experience in community development, social services or related field required. Experience conducting community assessments, applying the principles of conflict management, and organizing community groups, events, or programs preferred. Experience supervising staff preferred. If working in a specialized program, knowledge and experience in that specialty required. Experience working with diverse cultures.

•Proficient with MS Office ( i.e. Microsoft Word, Excel, and Outlook).

•Maintain confidentiality and to obtain appropriate release of information as necessary.

•Able to work with people with mental health, disability, substance abuse, legal, and financial issues.

Responsibilities and Duties

•Manage site operations and staff on a daily basis as outlined in the Daily Property Manager Schedule. This includes management of maintenance and leasing office staff; daily leasing process; vacancy turns; collection of renewals and delinquencies; deposits and invoices.
•Ensure that the property is maintained in good physical condition at all times, with a stabilized fiscal operation.
•Prioritize, schedule and ensure completion of all work orders in a timely fashion. •Coordinate and manage all inspections.
•Complete pre-inspections of units to ensure inspection list is completed to meet deadlines. Communicate issues with Regional Manager.
•Ensure strong and timely communication, including all reporting, with Regional Manager, Assistant Manager and property staff.
•Represent the company’s interest in all property matters such as evictions, tenant issues, rent escrow, collections, and lease breaches.
•Manage vacant units, including detailed spreadsheet with status. Inspect units upon being vacated and supply Accounting department with completed documentation.
•Ensure vacant units are turned and ready to be shown in a timely fashion.
•Oversee marketing ads.
•Other duties as necessary in order to maintain the property and meeting resident needs

Qualifications and Skills

•High school diploma or equivalent
•Minimum of five years of property management experience
•Excellent communication and customer service skills
•Strong organizational skills with good attention to details
•Demonstrated competency with Microsoft Office, YARDI or other property management software •Courteous and professional
•Team player with a "can do" attitude
•Able to respond after hours and weekend calls as needed
•Able pass a criminal background and drug test
